What inspectors commonly find in Pembroke Pines homes
Tile and shingle roofs at or near first replacement, flashing at skylights and vent stacks, and underlayment we can only infer from leaks and age. A roof certification is a common add when the carrier asks.
Original 1980s–1990s electric and plumbing that have been partly updated. HOA rules affect what you can see from the street; we still inspect the house, not the HOA’s paint code.
