What Green Foot inspects in North Miami

Written from field inspections by Fabian Fernandez, CMI® (Florida license HI7640). Updated August 16, 2026.

North Miami is a mainland city of mostly single-family CBS and small apartment buildings, not ocean towers. Housing age is why carriers ask for a 4-point here more often than on a new tower unit.

What inspectors commonly find in North Miami homes

Roofs that are at or past documented life, patched flashing, and flat or low-slope sections that hold water. A roof certification is a frequent companion to the buyer inspection.

Electrical panels and visible wiring that predate current practice, galvanized or aging supply lines, and air-conditioning that has been replaced around an envelope that still leaks air and water.

This is 4-point territory because of age, not because we skip the full home inspection. The 4-point is four systems for the insurer. The buyer inspection still covers structure, interiors, and moisture.

Buyer inspection vs 4-point

Full house inspection

The buyer inspection still covers structure, interiors, and moisture. That is the report for the purchase.

Four systems for the carrier

The 4-point is roof, electrical, plumbing, and HVAC when the insurer requires it. Common here because of housing age—not a substitute for the buyer inspection.

We complete 4-point inspections in North Miami where needed—and here “needed” is common. Wind mitigation is Florida’s Uniform Mitigation Verification Inspection Form (OIR-B1-1802); inspections on or after April 1, 2026 use the revised form. We document roof-to-wall connections and opening protection as installed after newer windows or a reroof. We do not quote a premium dollar savings.

Frequently asked questions

Why is North Miami called 4-point territory?

Because much of the housing is 1950s–1970s CBS, and insurers often want roof, electrical, plumbing, and HVAC documented before they write a policy. The 4-point is where needed, not a gimmick.

Do you inspect in Opa-locka or Miami Gardens?

This page is North Miami. Nearby cities without a dedicated page are quoted per call. Call with the address.

Do you inspect septic or wells in North Miami?

No. Septic systems and wells are outside a home inspection and outside our insurance inspections. We inspect house systems on municipal service.
