North Miami is a mainland city of mostly single-family CBS and small apartment buildings, not ocean towers. Housing age is why carriers ask for a 4-point here more often than on a new tower unit.
What inspectors commonly find in North Miami homes
Roofs that are at or past documented life, patched flashing, and flat or low-slope sections that hold water. A roof certification is a frequent companion to the buyer inspection.
Electrical panels and visible wiring that predate current practice, galvanized or aging supply lines, and air-conditioning that has been replaced around an envelope that still leaks air and water.
