Miramar sits on the Miami-Dade/Broward line. The east side of the city is older than the west. The west side is newer master-planned CBS.

What inspectors commonly find in Miramar homes

East Miramar: roofs, electrical, and plumbing that look more like older inland Broward. 4-point requests show up more often here.

West Miramar: newer envelopes, newer mechanicals, and HOA communities where the issues are more often installation, drainage at the slab, and documents than 1950s wiring.

Neither side is a beach inspection. Salt is not the story. House systems and HOA rules are.

Because the city sits on the county line, buyers sometimes expect a Miami-Dade condo report. A west-side HOA house is still a house inspection, and an east-side CBS house is still four systems plus envelope.

Treat it like inland older CBS: full home inspection, 4-point where the carrier requires it, roof age in writing.

West (newer)
