What Green Foot inspects in Jupiter
Written from field inspections by Fabian Fernandez, CMI® (Florida license HI7640). Updated August 16, 2026.
Near the Jupiter inlet and water, the stock is a mix of houses and condos with water as site context. West Jupiter is more inland CBS and HOA. We do not inspect wells, septic systems, seawalls, or docks. Those are outside a home inspection and outside our insurance inspections.
What inspectors commonly find in Jupiter homes
Houses: roof, electrical, plumbing on municipal service, HVAC, envelope, and interiors. Waterfront lots still get a house inspection, not a marine survey.
Condos near the water: unit systems and openings; association roofs stay with the association. Palm Beach County has no Miami-Dade or Broward-style 40-year recertification. Condominiums three stories or more follow Florida’s statewide milestone inspection (Fla. Stat. 553.899), which is an engineer or architect filing—not a unit walk-through.

West Jupiter: inland CBS and HOA. Roof age and opening protection after replacements are the usual insurance questions.
People ask about wells and septic because some northern Palm Beach lots are still on private systems. If that is this property, it is still out of our scope. We inspect the house on the service it actually has; we do not perform well or septic evaluations, and we do not write those as if they were a 4-point.
Inlet vs west Jupiter
Inlet and waterfront
Site context is wind and water on the envelope. The report is still the house or unit. Wind mitigation documents opening protection as installed.
West Jupiter
Inland CBS. Full home inspection. 4-point where the carrier requires the four systems.
4-point inspections in Jupiter are where needed—older houses and insurer requests. Wind mitigation is Florida’s Uniform Mitigation Verification Inspection Form (OIR-B1-1802); inspections on or after April 1, 2026 use the revised form. We do not quote a premium dollar savings. We inspect the house, not wells or septic.
