What Green Foot inspects in Hollywood

A Hollywood inspection is not one product. East of Federal Highway you are often in condominiums and smaller beach buildings along the Broadwalk. West of that, Hollywood is a large inland city of 1950s–1970s CBS houses.
What inspectors commonly find in Hollywood homes
On the beach side: salt on balcony metal and sliders, unit HVAC, and association envelopes. Recertification and roof work stay with the association. Broward’s Building Safety Inspection Program filing is a structural and electrical report by a Florida-registered engineer or architect. Single-family and duplex houses are exempt. A unit walk-through does not replace it.

Inland: roof age, original or aging electrical, plumbing, and HVAC on CBS that has been added onto for decades. Moisture at slabs and poorly detailed additions are ordinary. This is where a 4-point shows up most often.
We write the report for the property in front of us. A Broadwalk unit does not get inland-house language, and a 1960s CBS house does not get tower-condo language.

Inland 1950s–70s CBS
Full home inspection. 4-point where insurers require the four systems.
4-point inspections are available in Hollywood where insurers require them—especially inland older houses. Wind mitigation is Florida’s Uniform Mitigation Verification Inspection Form (OIR-B1-1802); inspections on or after April 1, 2026 use the revised form. We do not quote a premium dollar savings. We do not inspect seawalls or docks. Canal or lake lots are site context for the house.
