What Green Foot inspects in Hallandale Beach

Written from field inspections by Fabian Fernandez, CMI® (Florida license HI7640). Updated August 16, 2026.

Hallandale Beach is compact: a beach strip, Three Islands and other water-adjacent pockets, and inland streets that age faster than a new northeast Dade tower. It is the first Broward stop north of the Miami-Dade line.

What inspectors commonly find in Hallandale Beach homes

Condominium files are common near the beach: unit systems, sliding doors, and balcony metal. Association roofs and Broward’s building safety inspection (recertification) stay with the association. That filing is a structural and electrical report by a Florida-registered engineer or architect. Single-family and duplex houses are exempt. A unit walk-through does not replace it.

Inland and older houses show the four systems insurers care about: roof, electrical, plumbing, HVAC. Salt is real on the east side of town; it is not the whole story west of the beach.

Because the city is small, the same inspector day can include a tower unit and a CBS house. Those are different reports.

Beach condos vs inland houses

East, toward the water

Units and smaller beach buildings. Moisture at openings and aging mechanicals. Wind mitigation is often building-level.

Inland streets

Houses get a full home inspection. A 4-point is where needed—often on older roofs and panels—not because Hallandale exists only for insurance forms.

We offer 4-point inspections in Hallandale Beach where the carrier or the age of the property requires them. Wind mitigation is Florida’s Uniform Mitigation Verification Inspection Form (OIR-B1-1802); inspections on or after April 1, 2026 use the revised form. We do not quote a premium dollar savings. Seawalls and docks are outside scope.

Frequently asked questions

Do you also inspect in Hollywood?

Yes. Hollywood is the next city north. Call to schedule.

When is a 4-point needed?

When the insurer or the age of the house or building requires roof, electrical, plumbing, and HVAC. Confirm with the carrier.

Do you inspect seawalls here?

No. Seawalls, docks, and marine structures are outside a home inspection and outside our insurance inspections. We inspect the house or unit and its systems.
